There are more than 73,000 REALTOR® members registered with the Toronto Regional Real Estate Board right now. Somewhere in that number is the right agent for you — and a whole lot of people who are licensed to sell real estate but have never actually worked your neighbourhood.
I'm not going to pretend that's a small problem. In a market this size, "I have my licence and a nice headshot" is not the same thing as "I know what a bungalow on your street actually sells for." Choosing the wrong person to represent you on the biggest financial transaction of your life is an expensive mistake, and it's one I watch happen more often than it should.
So here's an honest, unglamorous guide to figuring out who's actually good — before you sign anything.
The Greater Toronto Area isn't one market. It's dozens of them, stacked on top of each other, each with its own pace, buyer pool, and unwritten rules.
An agent who "covers the whole GTA" can sound like a strength on a business card. In practice, it often means they're a mile wide and an inch deep — competent enough everywhere, expert nowhere. And in this market, that gap shows up in your bottom line.
Here's what I mean by micro‑market:
Across the GTA right now, the property types themselves are moving at different speeds — condos are just starting to recover after an extended oversupply, freehold townhouses are up double digits month over month, and detached homes are outpacing everything else in sales growth. A generalist agent tracking the whole GTA at a surface level will miss all three of those stories. A hyper-local agent lives inside them.
None of this means an agent has to work only one neighbourhood forever. It means they need to be able to speak fluently, with current numbers, about the specific pocket your home is in — not the GTA as a headline.
Before you sign a representation agreement with anyone, sit them down and ask questions that can't be answered with a script. Here's what to ask, and why each one matters.
On local track record
On TRREB data and market fluency
An agent who can answer these off the top of their head, with real numbers and a real opinion, is living in the data. An agent who has to "check and get back to you" isn't necessarily bad — but they're not currently tracking your market closely enough to have priced you correctly today.
On commission and transparency
You're entitled to a straight answer here. Vague answers about commission are a signal worth paying attention to.
On negotiation and process
You're not looking for a perfect answer. You're looking for someone who can walk you through a real, specific situation instead of reciting a talking point.
